What we do for you and what it will cost
An advertising campaign for the sale of your property in France will cost you just 1% of the asking price of your home. What’s more, you benefit from our ‘No Cure No Pay’ guarantee. If your buyer came through a property agent of through any channel that we did not organise for you, we will not charge you for our work. We only ask you to pay the actual charges in advance. An example:
Home with guest accommodation for sale
Let’s say you are selling a home with two ‘gîtes’. You’ve asked a real estate professional for an estimated value, which is between 450,000 and 500,000 euros. So you decide to put your business on the market for half a million and entrust the marketing to Immo à Trois. The project starts:
Step 1: Information Gathering
We will want as much information as possible. Do you have a good description? How about some quality pictures? What are the strong and weak points of your offer? What is the layout, how’s the technical installation, the grounds, the geographical situation? Which do you think might be the most important target groups for your offer? Have you already advertised the property somewhere?
Step 2: Research
We collect all your information and images, maybe add some research about your region from the internet and use all this to write a riveting promotional text. Also, we will create a proposal for the best media to reach your potential buyers. Of course our first and foremost target is the French market. Many sellers believe their property is only interesting to foreigners. Very possibly, but there are many more French buyers in France, so we should not neglect them. But of course we will also look at the British, Dutch, Belgian and German language markets. For some properties, especially on the Riviera, it might even be interesting to make a Russian presentation.
Step 3: Advice
Our advice consists of a text proposal in your own language, plus a media plan with all the communication channels we want to use. Amon which many free and paid international websites. Plus a Google Adwords campaign, with which we will buy a spot next to relevant search results and on web pages with the right content. It is even possible to make print advertisements.
Step 4: An Advance
Our services have a ‘No Cure No Pay’ component (pay only if you manage to find a buyer though us). This means we can’t afford to invest too much of our own money in your campaign. After we agree about the advertising media we ask you to give us an advance equalling the net costs. We will not charge you any commission but will allow you to profit from special deals we get from pay-sites. When you finally sell though our services, these costs will be deducted from your invoice. So, in fact, you never pay more than 1%. In case you decide not to sell after all, we can not restitute the advance (money already spent on your campaign) and we will ask you to pay an additional fee for our work.
Step 5: Production
We take everything out of your hands. We translate your advertisement and add it in your name to the (inter)national websites we agreed on. We’ll produce a Google campaign made to measure for your offer. You can just sit back and relax with the certainty that your property will be widely promoted in the European market.
Step 6: Post Box Service
Included in your campaign is a special email address, used solely to channel the responses from interested buyers, and save you from spam. All messages coming in on this address will be sent immediately through to your private mail. If you like, we can manually filter any spammers, scam artists or real estate professionals. This way, you receive only quality reactions from seriously interested parties.
By the way we are also there for you if it comes to translating questions and answers in a language you don’t understand. We have a multilingual staff plus a team of professional translators. The only thing we can’t (are not allowed to) do is to give you advice about the transaction and the negotiations themselves. This is only allowed to official Agents Immobilières and we are solely advertising consultants.
Step 7: Success through PSF -> You win!
Have you sold through a real estate agent (broker)? This means our attempts to find your buyer have been in vain. You owe us nothing.
Did you succeed in selling without an intermediary and did the buyer come through our special mail address, proving that we found him for you? Congratulations! You’ve saved 5-7% commission and we will now charge you for our work. You pay us only 1% of the originally published asking price. With the example above, this means an invoice of 5000 euros. Minus the advertising costs that you paid in advance. In other words… you save 5-7%, or 25,000 to 35,000 euros!
