Selling a house, an estate or a company in France is not an easy task. If you pass through the traditional French ‘agent immobilier’ (real estate agent) you will reach only a small portion of your potential target group. Many agents consider the internet more a threat than a useful tool. Their main sales instruments are their shop window and the local newspapers. Leaving an important part of the market untouched.
Especially for estates in the higher price ranges or special properties, like a camp ground, a château, a Bed & Breakfast, a wine estate or an equine property, limiting yourself to local advertising is simply not the best strategy. Immo à Trois uses a broader perspective. For each property, we make a special marketing plan, taking in consideration all possible communication media : a Google campaign, home magazines, newspaper ads, flyers, special interest magazines all over Europe… And if your property is interesting for Russian or Middle Eastern buyers, we will try to cover these countries as well. If appropriate, we can even make a special website in Russian!
Just to be clear: Immo à Trois is not a real estate agent. We can not advise you about the technical aspects of your home or give a price estimate. The tasks are clearly divided. We try and reach as many potential buyers for your property as possible. If they react, we will immediately give you their contact information. From there on, you are responsible for the follow-up. You show them around, do the negotiations and finally conclude the sale. With the support of your notary public, of course. A costly estate agent is not needed in this process.
Our main goal is to work together with you, to help you sell privately, without agency fees. If we succeed, we will charge 1% of the initially published asking price. We work on a ‘no cure no pay’-basis. We will however ask an advance to cover external costs (paid websites, magazine ads etc). The amount will vary, depending on the chosen marketing strategy.
If you are obliged to sell through an agent, and thus pay his commission, we will not charge you for our work. You will only pay the third party costs as per the original invoices. Any remaining part of your advance will be reimbursed to you.
Our standard fee is 1%. This is based on the fact we are risk sharing partners in your promotion and sales project. You only have to pay us this 1% if you can avoid the property brokers commission (usually 5% or more). By the way, for houses above 1 million euros we will adapt our percentage.
